PROJECT "PROGRAM": Hensley works
closely with client to determine
building area, dimensions, and site
requirements.

SCHEMATIC DESIGN: Hensley selects the
architect best qualified for
the project, and a "track record"
which demonstrates a capability of adjusting
to client's needs while work is in progress.

FEASIBILITY: Hensley evaluates construction
requirements during schematic design phase,
allowing earliest possible determination of
feasibility within budget.

SITE CRITERIA: Hensley works with client's
consultants (real estate, financial, legal, etc.)
at an early stage, providing
criteria for site evaluation.

SITE EVALUATION / ACQUISITION: Hensley
initiates action to secure topographical
survey, soil study, other information to
help evaluate site cost criteria.
G.
DESIGN DEVELOPMENT: Architect develops
detailed plans. Work is based on firm understanding of concept and budget feasibility,
saving time and design rework.
H.
INITIAL DESIGN / PERMITS: Site and
foundation drawings are completed to obtain
early approvals from local agencies.
I.
PLANS / SPECIFICATIONS: During early
construction stages architect completes
working drawings and specs to obtain
finish permits and project buyout.
J.
DESIGN REVIEW: Contractor reviews
architectural plans and specifications to
coordinate drawings with project program.
K.
BID PROCESS / AWARD: As each step of
plan is developed , Hensley begins bid
process with subcontractors, allowing early
awards and ordering of long lead materials.
Subcontractors are selected at early
stage. Hensley also prepares a detailed plan
for the timely acquisition of materials and
necessary permits.
L.
BUILD: Construction begins while
plans and specifications are developed.
M. BUILD:
Construction continues as architectural work
is completed.

BUILD: Completion in most cases
occurs earlier than possible with
traditional methods, due to
"fast-track" construction. the
result: significant savings in time and
cost.
